A reservation at Low Pond Cottages is considered confirmed upon receipt of the required payment — either payment in full or an agreed deposit as communicated at time of booking.

Upon confirmation, the guest will receive a Booking Confirmation document containing their reservation details, confirmation code, and applicable policies. Guests are advised to retain this document for their records.

Availability is removed from the system immediately upon confirmation. Rates are based on the number of nights reserved, not the time of arrival or departure within the booked period.

Low Pond Cottages reserves the right to decline or cancel a reservation in the event of pricing errors, unavailability, or circumstances beyond our control. In such cases, guests will be notified promptly and any payments received will be refunded in full.

Early check-in and late check-out are subject to availability and must be requested in advance. Additional charges may apply. Guests are encouraged to contact the property manager upon arrival in Barbuda to coordinate access.

The property manager, EvaMay, will coordinate access to your cottage. Please ensure you have her contact details prior to your arrival: (268) 774-1307.

A guest is classified as a "No-Show" if they fail to arrive on the scheduled check-in date without prior written or verbal notice to Low Pond Cottages.

In the event of a no-show, the full reservation amount remains non-refundable. The accommodation will be held available for the guest through the first night of the reserved period. After that point, Low Pond Cottages reserves the right to release the unit and rebook the remaining dates.

If you anticipate a delayed arrival, please notify us as early as possible. We will make every reasonable effort to accommodate late arrivals where feasible.

Low Pond Cottages is not responsible for airline delays, flight cancellations, missed connections, ferry disruptions, or any other travel-related interruptions beyond our control.

Reservations are date-specific and remain valid regardless of the circumstances of the guest's travel. No refunds or date adjustments will be made as a result of travel disruptions.

We strongly recommend that all guests obtain travel insurance that includes coverage for trip cancellation, travel delays, and missed departure protection prior to confirming their reservation. This is especially important when traveling to island destinations where transportation options may be limited.

Should a guest choose to depart prior to their confirmed check-out date, no refund will be issued for the unused portion of the reservation.

The full amount for all reserved nights remains due and payable regardless of the actual length of stay. This policy applies to all circumstances, including personal emergencies, dissatisfaction, or voluntary early departure.

To ensure a comfortable and respectful environment for all guests and neighbors, the following rules apply to all persons occupying or visiting a Low Pond Cottages property:

• 1🚭 SMOKE-FREE PROPERTY — Smoking is strictly prohibited anywhere on the property at all times, including inside cottages, on verandas, in outdoor areas, and throughout all common spaces. There are no designated smoking areas. Guests found in violation of this policy will be subject to an immediate $250 USD fine and may be asked to vacate the property without refund.
• 2All property furnishings, fixtures, appliances, and equipment are to be treated with care and respect. Guests are responsible for their condition throughout the stay.
• 3Quiet hours are observed between 10:00 PM and 7:00 AM. Excessive noise, parties, or disturbances that affect neighboring properties are not permitted at any time.
• 4Guests are expected to maintain a reasonable standard of cleanliness throughout their stay. Dishes should be washed, rubbish disposed of properly, and common areas left tidy.
• 5Pets are not permitted on the property unless prior written approval has been obtained from management.
• 6Unauthorized commercial activity, subletting, or use of the property for events or gatherings beyond the registered number of guests is strictly prohibited.

Guests who violate these rules may be asked to vacate the property without refund. Management reserves the right to make final determinations on all conduct matters.

Guests are fully responsible for any damage, loss, or excessive wear caused to the property, its contents, or fixtures during their stay. This includes damage caused by the guest, members of their party, or any visitors permitted onto the property during the reservation period.

Low Pond Cottages reserves the right to assess and invoice guests for the cost of repairs, replacements, professional cleaning, or any remediation required as a result of damage incurred during the stay. Charges will be communicated in writing.

Low Pond Cottages is not liable for loss, theft, or damage to guests' personal belongings during their stay. Guests are advised to secure their valuables and carry appropriate personal property insurance or travel insurance coverage.

Low Pond Cottages collects guest information — including name, contact details, and travel information — solely for the purpose of processing and managing reservations, and facilitating communication before, during, and after the stay.

Guest information is treated as confidential and will not be shared with third parties except where required by law, or as necessary for the delivery of services (e.g., payment processing).

By completing a reservation, guests consent to the collection and use of their information for these stated purposes.

These terms and policies are governed by the laws of Antigua and Barbuda. Any disputes arising from a reservation or stay at Low Pond Cottages shall be subject to the jurisdiction of the courts of Antigua and Barbuda.

Low Pond Cottages reserves the right to update or amend these policies at any time. The version in effect at the time of booking confirmation shall apply to that reservation.
